If you are adding a wall, or making any structural changes to a property (including adding en-suites) have an LABC approved surveyor/architect check your ideas to make sure there are no building regulations to deal with. Also always get a set of existing and proposed drawings. DO NOT LISTEN TO A BUILDER IF THEY TELL YOU THAT THERE ARE NO BUILDING REGS ISSUES TO WORRY ABOUT, in my experience they have always given incorrect advice when it comes to building regs. 2. Give yourself plenty of time to plan everything out. Ultimately the buck stops with you, so if anything is missed, if a wall is put in the wrong place, if there aren’t enough sockets, if the hot water tank isn’t big enough, if there isn’t any space for a wardrobe in a bedroom due to poor layout, if the locks aren’t right, if there isn’t enough storage... it’s your fault, no one else’s. There are 100’s if decisions to make and if you don’t give yourself enough time to plan everything out, you’ll end up rushing it and you’ll miss things. 3. Don’t get anyone to quote for works without providing a drawing or a basic schedule of works. This is so important if you want like-for-like quotations. It also helps your contractor to understand what you want. 4. Prioritise forming good working relationships with your contractor. Many people treat contractors with distrust from the get-go, whereas I’ve always valued my contractors more than my customers. That’s because my contractors continued to make me money when customers came and went. See if they want a coffee or a McMuffin when you make site visits, it’ll make your life so much easier. Lastly, don’t call or text your contractor with any concerns after working hours or on weekends, respect their time otherwise you’ll just piss them off. 5. Always try to get more than 1 quote. Even when I had established teams of contractors I’d regularly get comparable quotes just to keep people on their toes. 6. Before work commences agree a payment schedule. It’s common practice for contractors to ask for a deposit prior to work commencing as most can’t afford to bankroll a refurb, so cash flow is always an issue. That doesn’t mean you should be at their mercy when it comes to stage payments. That said, If you’ve failed on tip 1 (planning) then I have no pity for you if things go wrong when it comes to money. A builder can’t create a payment schedule in the absence of a plan or agreed works schedule. So let’s assume you have planned everything out, then you can ask the builder to come up with a timetable of works and payment schedules as and when certain works have been completed. 7. Don’t leave design decisions to a contractor. Bless your cotton socks if you think a contractor knows what your customers want, because they don’t really care. All they care about is making their lives as easy as possible and getting the job done as fast as they can. And why should they think otherwise, it’s not their job to design your product. 8. Have high standards - There is no such thing as a ‘shit job quote’ so if something isn’t up to expectations, like light switches that aren’t straight, or paint splashes on light switches and door hinges (my pet peeve) then point out the problems there and then and ask that the job be done right. Whatever you do, don’t let things fester. 9. Check work thoroughly before completion and don’t leave it to the last minute. Quality control is your responsibility, so checks should be carried out weekly. But as a project nears completion you need to have a keen eye. If you miss any silly mistakes and the contractor has left the site, it can often take weeks to get them back. 10. Pay on time. Don’t leave a contractor waiting for payment as that can quickly ruin your working relationship. This is because delays in payments can cause real problems for contractors who need to buy materials and pay sub-contractors. Saying that, never pay a contractor for sub-standard work, ask them to put whatever it is right before parting with your cash, otherwise it’ll never get done, you’ll be out of pocket and very angry with yourself for being a sucker. https://www.amblerhomeimprovements.co.uk ...
